Importance of Mutation (Dakhil-Kharij)

Mutation is the most critical step after purchase under the UP Revenue Code 2006.

Mere registration of a sale deed does not make you the absolute owner in government records. Mutation ensures that the buyer's name replaces the seller's name in the Revenue Records (Khatauni), which is essential for obtaining loans, selling the property later, and establishing clear title.
